From August 21-27, 2022, Manhattan's top residential real estate sale was #11D at 15 Central Park West, which closed for $28,000,000. The transaction appears to have taken place in an off-market deal, and the seller was identified as the William Kourakos Revocable Living Trust. The buyer was identified only as Moonlight Property LLC, and also bought a storage unit in the building for $2,450,000.
Indeed, the past week was a good week for buildings designed by Robert A.M. Stern Architects: Not only did an apartment at 15 Central Park West have the highest-priced sale, but closings have commenced at The Cortland, the West Chelsea building designed in collaboration with Olson Kundig. The majority of the five recorded closings have come in at or above asking price, and the average closing price of $2,720 per square foot comes in above the $2,315 per square foot average recorded in CityRealty's High Line Index.

However, in spite of The Cortland's recent success, none of its closed sales ranked high enough for the top five. The highest-priced downtown sale and second-highest overall took place at celebrity favorite 150 Charles Street in the West Village. Apartment #3DS closed for $15,500,000. The seller was listed as John McMonagle, founder and partner of hedge fund Candelo Capital Management. The buyer was identified only through an LLC, but perhaps that is understandable - previous residents at 150 Charles Street have included Jon Bon Jovi, Ben Stiller, and Irina Shayk.
