404 11th Street is around the corner from the 7th Avenue subway stop, which allows for easy trips anywhere in Manhattan or Brooklyn. However, the local community may prove too appealing to leave behind for long. The building is on a quiet tree-lined street, but popular restaurants and bars are a short walk away. Prospect Park is also three blocks from the building.
The New York Attorney General’s office accepted an offering plan with an $8.75 million sellout, and 404 11th Street looks well on track to meet it: The two-bedroom penthouse is $1.595 million, and three three-bedroom units start at $2.375 million. At an average of $1,241 per square foot, it is roughly in line with the Park Slope median of $1,250 per square foot for similarly sized condos (per CityRealty data). While the listing prices may be a little high for some, a J-51 tax abatement is expected to take some of the sting out of them.
