From October 31 to November 6, 2022, a total of 166 contracts were signed in Manhattan. They were led by #17B, a high-floor four-bedroom at The Tower at Gramercy Square that entered contract with an asking price of $15,300,000. Olshan Realty's market report notes that this is up from the asking price of $15,000,000 when the building began marketing off floor plans in September 2016. It is now complete and offers residents such amenities as a fitness center, lap pool, club room, screening room, and meditation studio designed by MINDFL.

It was closely trailed by the penthouse at The Chatham on the Upper East Side, which was asking $9,975,000. The duplex penthouse features two bedrooms, three full baths, and two south-facing terraces.

The past week's contracts also show that townhouses remain in demand. The third-highest contract was for 109 East 64th Street, an Upper East Side townhouse asking $9,950,000. It was once owned by Mortimer Hall, son of New York Post owner Dorothy Schiff and radio station president, who would later take on the duties of treasurer at the newspaper. Mr. Hall lived in the house with his then-wife, actress Diane Lynn; in the second half of his life, Mr. Hall moved to upstate New York.

Further downtown, 21 Cornelia Street entered contract with an asking price of $6,995,000, the fifth-highest of the past week. The property features a single-family, four-story townhouse and a three-story carriage house in the rear. It is over 100 years old, yet has been updated with such modern features as central air conditioning, custom details, a rooftop terrace, and a pool in the garden.
