The past week was a quiet one on the contracts front, with only 183 deals being signed, a number down 16% from last week. However, it should be noted that the Fourth of July holiday took place during this time, so this is not an unexpected turn of events.
The top contract of the past week was for a townhouse at 228 West 11th Street that was asking $25,000,000. Olshan Realty's market report noted that this was a fairly fast sale, having been listed in mid-May 2022. The infrastructure has recently been updated, and the interiors feature six bedrooms, five baths, and two home office spaces. The garden has a heated cabana and a hot tub. Interestingly enough, it is two blocks west of the townhouse that took last week's top contract.
The top apartment contract and second-highest overall was for #2/3 at 740 Park Avenue, the Rosario Candela-designed "tower of power" that has counted Jacqueline Kennedy Onassis, Steven Schwarzman, and Vera Wang among its residents. The buyer and seller of #2/3 were not identified, but it is safe to say they both have deep pockets: The building does not allow financing. The apartment's asking price of $13,900,000 represents a 28.7% reduction from when it was listed two years ago for the first time in over 60 years.
