While the past few weeks have been impressive ones for hip downtown neighborhoods and New York's newest supertalls, the top contracts of the last week of 2022 show that the Upper East Side and Upper West Side should not be counted out. The top contract took place at the J.E. Carpenter-designed 812 Park Avenue, where Residence #5/6 was asking $11,500,000. Olshan Realty's market report noted that the unidentified seller bought it for $8.5 million in 2013, embarked on a massive renovation by Jose Ramirez, and then listed it in September 2022. The buyer has not been identfified, either.
On the Upper West Side, the second-highest contract also combined Old World elegance with modern renovations: 235 West 71st Street was originally built in 1912 but was converted to condos in 2007. More recently, the fifth floor was combined, gut renovated, and refreshed into a magnificent full-floor residence with an expansive floor plan, updated infrastructure, smart home technology, and sophisticated appliances and finishes throughout. It entered contract with an $8,999,000 ask.

Further downtown, 35 Charlton Street entered contract with a $6,500,000 ask. The townhouse dates back to 1829 and was part of a row of buildings developed by John Jacob Astor, but has attracted some notoriety for its most recent owner, controversial comedian Louis C.K. The contract comes weeks after a $1 million price reduction and a few months after Louis C.K. found a buyer for another Greenwich Village apartment he owned. If the townhouse closes for the asking price, he will break even, having purchased it for $6.5 million in 2012.
