When New York City was on lockdown in the early days of the coronavirus pandemic, some speculated that well-heeled New Yorkers would abandon their apartments in favor of townhouses. As the week of December 19-25, 2022 would indicate, it is a tough call - two contracts, one for a townhouse and one for an apartment, tied for the top deal with $25,000,000 asks.

The townhouse contract was for 252 West 12th Street in the heart of the Greenwich Village Historic District. The house was originally built in 1910 and has since been updated with perks like a chef's kitchen, a full-floor primary suite with walk-in closet and marble bath, a home gym, a state-of-the-art movie/family room, and multiple outdoor spaces including a roof terrace. Neither the current buyer nor sellers were identified, though Olshan Realty's market report notes that the sellers purchased it from philanthropist Aileen Getty in 2019.

The apartment contract was for 1040 Fifth Avenue, #9/10C, a duplex apartment near the top of the Rosario Candela-designed building. The listing notes that the four-bedroom, six and a half-bath home has been in the same family for over 50 years. As such, it is in need of renovation, a factor in its price cut in September 2022. However, it would be impossible to improve on the direct views of Central Park.
The second-highest contract was #8501 at 35 Hudson Yards, which was asking $16,595,000. The buyer of this five-bedroom, five and a half-bath home was identified only as a New Yorker. While this represents a 40% reduction from the $27,500,000 price when it was listed off floor plans, it was nevertheless a good week for Hudson Yards' tallest tower: A few floors down, #8103 entered contract with a $10,950,000 ask.
