2021's gangbuster year for NYC residential real estate continues to flow into 2022 with a January nailing $2.3 billion of signed contracts at price points at or even to pre-pandemic levels. Declining inventory also means dwindling deals, and we can safely say we are now in a seller's market. Also, have you seen the rents lately? With interest rates still low, now may be an opportune time to stop giving your money away to your landlord.

Over the past week, from January 24-31, 511 Manhattan apartments and townhouses were listed or relisted at a median price of $1.275 million. Condo listings ask a median price of $1.275 million while co-ops came in at a more approachable $799K. Find below a table of all the new listings as well as our picks of the most interesting spreads to debut last week. Among them is a landmarked West Village townhouse on Grove Street, and two high-floor aeries at the Four Seasons Downtown and 388 Bridge Street that offer some of the highest private outdoor spaces in their respective boroughs.
