Overview of The Park & Tilford at 100 West 72nd Street

The Park and Tilford at 100 West 72nd Street is a Renaissance Revival-style building built in 1892 by the distinguished architectural firm McKim, Mead & White. Originally constructed for the luxury Park & Tilford grocery store, which offered fine foods, wines, and delicacies, the building was celebrated at its opening as "a decided architectural ornament to the neighborhood." Its design features Roman brick, Indiana limestone, terra cotta accents, and a chamfered corner to maximize natural light. The building’s rusticated masonry, terra cotta bands, and neo-Classical frieze beneath its cornice reflect its historic grandeur.

Throughout its early years, the building hosted a variety of uses, including a candy factory, offices, and meeting halls. It underwent a dramatic event in 1916 when an ammonia tank explosion in the basement candy factory caused a fire, prompting heroic efforts by firefighters to save the structure. Later, in 1920, the building was sold and reconfigured by architect Bernard Hersbrun. It housed various organizations, including the Boston Terrier Club and Retail Druggists Association, before transitioning to residential use.

In 1972, the building was converted into a 35-unit cooperative. Residents today enjoy modern amenities, including a central laundry room, full-time superintendent , video intercom system, and elevator, alongside the preserved charm of its historic architecture. The co-op welcomes pets, pieds-à-terre, gifting, co-purchasing, and washer/dryers with board approval.

Located in the Upper West Side/Central Park West Historic District, the building is steps from Central Park’s beloved landmarks such as Strawberry Fields, Bow Bridge, and Bethesda Fountain. The vibrant vicinity offers easy access to top gourmet markets like Fairway, Citarella, and Trader Joe’s, as well as dining and Lincoln Center. The B, C, and 1/2/3 subway lines, buses, and CitiBike stations are nearby.

Broker & Buyer Comments

This "no-frills" Upper West Side residence offers a "prime location" just "steps from Central Park" and Lincoln Center. The building features a "classic facade" and in-house laundry, while the "incredibly convenient" location puts you "one block" from the 1/2/3 subway lines and "surrounded by great restaurants." Perfect for those who value "location over luxury amenities."

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
