Around this time last year, some were wondering if and how the coronavirus pandemic would permanently affect the New York real estate market. It is still a bit soon to say for sure, but CityRealty's Q2 2021 market report shows that the count of deals has leaped from the height of the pandemic. Prices have not quite returned to pre-pandemic levels yet - the average Manhattan apartment sale price in Q2 2021 is $2.02 million, as compared to the Q2 2019 average price of $2.33 million - but are inching back up.
Downtown condos have surged in demand over the past few years, and average closing prices all over Manhattan have been on the rise since 2012. And while some wonder if co-ops have lost their luster in the wake of a new crop of shiny new condos, a look at the data proves otherwise: The average price of a Manhattan co-op has steadily since 2003.
