Triple-mint NYC apartments with ensuite five-fixture baths

In some cases, real estate listings will describe primary baths as having a number of fixtures, defined here as components with their own drains. Just like a classic six apartment must have that number of rooms to be accurately described as such, a three-, four-, or five-piece bathroom must include that total number of fixtures. Examples of popular terms and the fixtures likeliest to be found in each are as follows:

  • Three-fixture bathrooms are the most efficient layouts and the point where a room can be considered a full bath as opposed to a half-bath/powder room. These include a toilet, sink, and either a shower stall or bathtub/shower combination.

  • Four-fixture bathrooms allow for a little more flexibility. Sometimes this term refers to a bathroom with dual sinks alongside a toilet and bathtub/shower combination, while it would also accurately describe a bathroom with a single sink, toilet, a stall shower, and a separate soaking tub.

  • Five-fixture bathrooms and larger are among the most decadent. The most common components are a double sink, toilet, walk-in shower, and separate soaking tub. However, these can also include features like double showers or bidets.

Five-fixture baths may be found in two-bedroom apartments and larger at Sorin, a newly launched condominium located at 439 West 36th Street just north of Hudson Yards and in close proximity to the Theater District. In this bustling setting, primary baths clad in honed Bianco Dolomiti and Asian St. Laurent marble and offering walk-in steam showers, deep soaking tubs, custom oak vanities with dual sinks, and private water closets with Toto Neorest toilets allow for a tranquil escape.

Sorin was developed by ZD Jasper, whose Midtown West portfolio includes the nearby VITA (now open for immediate occupancy) and 430 West 37th Street (under construction nearby). Like VITA, Sorin is being designed to meet Passive House standards in terms of superior energy efficiency and air quality. Renderings of the design by Archimaera Architecture features a 12-story building with an earth-toned facade and oversized windows as well as curved upper-level setbacks that naturally create private terraces. Indeed, several apartments come with private balconies or terraces.

A stylish lobby with full-time door attendants makes for a welcoming atmosphere and sets the tone for Sorin's lifestyle amenities. They include a skylit fitness center with cardio and strength equipment, a lounge with a fireplace, kitchenette, and integrated media that serves as a great setting for remote work or relaxation, and a landscaped rooftop terrace with grilling stations, dining areas, and city views. Bike storage and private storage (for separate purchase) further streamline life in the building.
All apartments feature abundant natural light, custom white oak doors, 5" wide-plank white oak floors, and in-unit laundry. The kitchens come outfitted with marble countertops and backsplashes, custom ivory oak millwork, integrated appliances by Gaggenau, and Bosch oven hoods. The first availabilities among the 52 one- to four-bedroom units start at $1.45 million for one-beds, $1.85 million for two-beds, and $3.75 million for three-beds.
