The first several months of 2024 displayed the peculiar position of the Manhattan residential real estate market. New development inventory has been slowly dwindling as pandemic-related delays affected project timelines -- both starts and deliveries. As interest rates remain elevated, keeping resale inventory low, the market has entered a holding pattern of below-average sales, high negotiability, and slipping prices on less desirable product. Meanwhile, co-ops, known for their relative affordability and stability compared to condos, have seen steady sales and prices year-over-year

Because of these challenges, Manhattan remains a buyer's market, particularly attractive to all-cash buyers. Prices are still moderately off from their pre-pandemic peaks and are down from the spike in sales that occurred just before the interest rate increases of 2022. However, with a limited pipeline of new development, rents continuing to rise, and Manhattan's appeal among affluent global buyers, investing in Manhattan property remains a sound choice, with all neighborhoods on the island likely to appreciate over time.
