As interest rates remain elevated, keeping resale inventory low, the market has entered a holding pattern of below-average sales, high negotiability, and slipping prices on less desirable product. Because of these challenges, Manhattan remains a buyer's market, particularly attractive to all-cash buyers. Prices are still moderately off from their pre-pandemic peaks and are down from the spike in sales that occurred just before the interest rate increases of 2022. However, with a limited pipeline of new development, rents continuing to rise, and Manhattan's appeal among affluent global buyers, investing in Manhattan property remains a sound choice, with all neighborhoods on the island likely to appreciate over time.
