In a Manhattan market where new developments are constantly upping the luxury ante in terms of height, apartment square footage, state-of-the-art appliances and finishes, and over-the-top amenities, even the most well-appointed apartments can falter. For example, the top sale of the past week was a triplex penthouse at The Chatham, a Robert A.M. Stern-designed condominium on the Upper East Side, where the top three floors were combined into one magnificent home with features like a gas fireplace, a separate eat-in kitchen, state-of-the-art home automation throughout, and a total of 1,200 square feet of private outdoor space across three Juliet balconies and five private terraces. And yet, the closing price of $16 million reflects a 46.6% reduction from when it originally listed for $29.95 million in August 2020.
From February 14-20, 2024, around 175 sales listings throughout New York City experienced price reductions. While none were so deep as The Chatham penthouse, the penthouse at the top of The Charles comes close. Another custom, white-box creation, this four-story, eight-bedroom, 12,000-square-foot “townhouse in the sky” boasts top-of-the-line appliances and finishes, multiple terraces, and spectacular views. When it was listed for $55 million in March 2023, it was poised to break a price record for the stretch of the Upper East Side east of Third Avenue. However, with its most recent price reduction bringing it down to $35 million, its seller, hedge fund founder Larry Robbins, would take a loss on it, having bought it for $37.94 million in 2015 (h/t The Wall Street Journal).
