While New York City is not quite in a buyer's market yet, sellers are beginning to reduce their prices as interest rates increase and homes sit on the market for longer. Many of the most deeply discounted listings among the 427 listings that experience price cuts last week are in need of modernization; in other words, buyers may be putting the money they saved towards updates. Additionally, some sellers might have sought overly high prices for homes facing brick walls or dark courtyards, and the cuts could be an attempt to correct this. Nevertheless, several trophy apartments with breathtaking views also received price improvements last week, signaling that your dream apartment may be a little closer in reach as we move into summer.
Among them was the Greenwich Village home of e-commerce executive Bradford Shellhammer. The apartment has been featured in Architectural Digest in a piece that celebrated his colorful decor, world travel souvenirs, and extensive art collection that includes works by Andy Warhol, Keith Haring, Yoko Ono, and Milton Glaser. It is located in a building that was once the home of theater actor/drama coach Lee Strasburg's renowned acting school, and now houses Quad Cinema in addition to the co-ops on top. The apartment was listed for $4.95 million in February 2022, but has been reduced by $1.05 million, or 21.2%, to $3.9 million.
