In new developments and older building alike, maisonette apartments have enjoyed a new appreciation as of late. Typically located on lower levels, if not the first floor, these units are likely to enjoy private outdoor space and a more flexible floor plan than their counterparts upstairs. This atmosphere can offer the feeling of a private house while living in a full-service building.

But as popular as this apartment type has become, it is not for everyone. Even in the most creative construction, lower-level units experience more street noise and less natural light by default. Living at a lower level means owners won't enjoy the city views some deem essential for city living. Finally, at a time when the realities of climate change cannot be ignored, first-floor apartments are at the greatest risk of flooding or weather damage.
