2021 has been a year of stratospheric sales of luxurious apartments, and Luxury Portfolio International's 2022 State of Luxury Real Estate Report does not see that slowing down any time soon. This survey of data from individuals in the top 1 to 5 percent bracket across 20 countries found that this affluent class remains highly interested in purchasing residential real estate, and that the number of entry-level luxury buyers is on the rise. The new class of buyers was more pronounced in North America than anywhere else, and 55 percent of luxury buyers worldwide report that they expect to buy their next residence in a city; both factors that look good for New York.

At the same time, this super-hot market is expected to stabilize in 2022. Mickey Alam Khan, President of Luxury Portfolio International, observed that the red-hot market of 2021 was partially motivated by months of paralysis due to the pandemic, and that he expects "a new, healthy normal in luxury real estate" to take hold.

In this landscape, only 91 sales listings throughout New York experienced price cuts over the past seven days. Among the most interesting reduced listings were a 25-foot-wide Greek Revival townhouse with a lush backyard, and a studio condo in Flatiron whose high-gloss, lacquered "pods" contain kitchens, bathrooms, and closets. Jade Jagger, the only child of Mick Jagger of the Rolling Stones and his former wife Bianca Jagger, is credited as the concept designer for the pods and the building's unusual layouts.
