During the first week of June 2022, 483 sales listings throughout New York experienced price cuts. This comes at a time when inventory is starting to creep up (CityRealty listings show 9,639 publicly listed units for sale, a small climb form last week) and when the red-hot market may be starting to cool down a touch. However, that is not to say that it is going to be an easy time. New inventory cannot be created fast enough, and appraiser Jonathan Miller pointed out in an interview that the city is looking at a plateauing for price trends instead of a correction based on supply challenges. He adds, "I've been doing this since the mid-80s, and I've never seen a more polarized housing market than I have right now."
At this time of year, sellers are naturally eager to offload their homes before their summer vacations. Some seek to draw attention to their listings by playing up connections their home might have to a celebrity. But while a famous name can be good for drawing attention to a listing, this does not always translate to swift sales, nor can it compensate for other factors that might deter buyers. For example, though 75 ½ Bedford Street (also known as Millay House in honor of poet Edna St. Vincent Millay, who briefly lived there) has been beautifully renovated, its status as the city's narrowest house (only 9'6" wide!) could prove challenging to buyers whose traditional furnishings might overpower the skinny spaces. Its price has been reduced by $791K to $4.199 million.

Further uptown, jeweler to the stars Harry Winston lived and lavishly entertained in a full-floor home in a famously selective Fifth Avenue co-op. This unit has been reduced by a whopping $9.55 million to $29.95 million.
