Earlier this week, actor/musician Deacon Phillippe went viral with a TikTok tour of the apartment he shares with two roommates while attending New York University. When asked how much he pays for it, he kept it vague with, “West Village prices, man.” Some online commenters noted that he didn’t mention his parents, actors Ryan Phillippe and Reese Witherspoon, and criticized him for it.

It's true that these days, the West Village is indeed within closer reach to A-list celebrities these days than the average college student, not to mention the starving artists and struggling actors who brought it to prominence (and might have unwittingly priced themselves out of the neighborhood by raising its cachet). It's also true that its rich history, combination of prewar and cutting-edge architecture, easy access to hip downtown areas, and thriving scene all its own makes it highly desirable to many people: CityRealty listings show only 115 units for sale in the West Village and only 100 for rent. Below, see a selection of listings priced at or around “West Village prices.”

While there's no question that buying in the West Village has proven a smart investment, some might not plan to be in the area for a long time -- say, just for college. Renting might be the smarter option in this case, but one might want to follow the younger Mr. Phillippe's lead and live with roommates; the median rent comes to $6,200/month.

Co-ops

In the West Village, co-ops come to a somewhat attainable median price of $1,500,000. These are most frequently located in converted townhouses or low-rise cooperatives that took shape in the 1960s and 1970s. Either way, they offer a look at the neighborhood's history along with a great address.

Condos
173-176 Perry Street
According to CityRealty listings, West Village condos come to a whopping $3,540,000 median price. Scarcity may be a factor here -- historic district protections and limited site availability prevent too many new condos from taking shape, and those who have bought in these jaw-dropping buildings in a prime downtown neighborhood are understandably reluctant to let them go.
