The Chatham, #PHA, top contract (OFFICIAL)
From December 10-17, 2023, Manhattan's top contract was for Penthouse A at The Chatham, a Robert A.M. Stern-designed condominium in Lenox Hill. It has six bedrooms, five and a half baths, over 6,701 interior square feet spread over three floors, three Juliet balconies, five private terraces, and an asking price of $17,995,000. It was initially listed for $29,950,000 in August 2020 and has been on and off the market since then. Public records show that the unidentified seller bought it for $12,750,000 in July 2001. The buyer has not been identified, either.
The top townhouse contract and second-highest overall was for 244-246 Waverly Place, which was asking $15,750,000. Designed by William Tuthill, it was constructed as two townhouses in 1886 and was combined into one building with 13 rental units in 1961. A conversion to a single-family mansion would not be surprising, but neither the buyer nor their plans have been identified.
