From February 22-27, a total of 112 sales were recorded in Manhattan with an aggregate price of $203,500,000. The 50 condos came to a median price of $1.89 million, or $1,407 per square foot. The 62 co-ops sold came to a median price of $904,750.

New condo construction is few and far between in the Noho Historic District. That alone would make 40 Bleecker Street a powerful draw, but the building also offers elegant interiors and well-thought amenities, including offerings from retail tenant Clean Market. The week's top sale was a penthouse that closed for $14.45 million.

Indeed, it was another impressive week for new construction Downtown condos with listings at 111 Murray Street, 601 Washington Street, and 565 Broome Soho reporting high-priced sales. However, New York's rich architectural history has not been consigned to the past - a $6.5 million sale at the Rosario Candela-designed 1040 Fifth Avenue rounds out the top five. In the last week of February 2021 (February 22-28), a total of 40 luxury contracts priced above $4 million were signed, coming to an aggregate total of $328,923,000. Olshan Realty's market report notes that this "dazzling streak" of 30 or more luxury deals has extended to four weeks in a row, and that this is the first time the weekly total has hit 40 since August 2016 (pre-Trump, FWIW).

The top contract of the past week was a pair of apartments at the Foster + Partners-designed 551W21 asking $25.995 million. The apartments need to be combined, are described by listing broker Brett Miles as "the highest you can be in the building without buying a penthouse," and were purchased as an investment for $31,288,375 in 2016.

Further uptown, a combination unit at Residences at the Mandarin Oriental started out as one unit owned by Tom Brady and Gisele Bundchen; the buyer purchased it in 2011, added a neighboring unit, and listed the combination apartment for $29 million in 2019. Its most recent asking price of $25 million represents a discount, but was nevertheless good enough for the second-highest contract of the past week. Condo owners have access to the Mandarin Oriental hotel's amenities and services, and listing broker Alexa Lambert of Compass cites that as a key factor in the unidentified buyer's decision.
