Over the past week, 95 market-rate condo, co-op, condop, and townhouse sales were recorded in Manhattan and came to a total of $215,735,676. The 50 recorded condo sales aggregated $164,527,298 with a median price price of $1.76M, or $1,436 per square foot. The 44 recorded co-op sales amounted to $50,413,878, or a median price of $670,000.

The top sale recorded in the past week was a record-breaking Soho penthouse that closed for $35.14 million. This beats the neighborhood sales record previously held by Jon Bon Jovi, and Academy Award-winning actor Heath Ledger was one of the building's past residents.

Capacious mid-rise spreads in art-centric districts would prove popular this past week. A penthouse at the Zaha Hadid-designed 520 West 28th Street sold for $20.2 million - 60% off its original listing price of $50 million, but nevertheless the period's second-highest sale. The New York Post identified the buyer as Wes Edens, investor and co-owner of the Milwaukee Bucks.

From September 28-October 4, 11 contracts for Manhattan condos and co-ops listed at $4 million and above were signed last week with a total asking price sales volume of $76,293,000. The number of contracts signed is half of last week's total, but consistent with the weekly average; Olshan Realty's weekly market report notes that the luxury market has averaged 11 signed contracts per week since New York City reopened. This is compared to only four luxury contracts per week when New York was on lockdown.

The week's top contract was for a full-floor Park Avenue apartment listed for $9.95 million. Information is not available on the seller, who paid $11,709,875 for it in 2007, but buyer's broker Emily Beare of Core describes the new owners as "uptown people" who were drawn to its Park Avenue address and expansive square footage.

While the Upper East Side was once considered the center of New York society, downtown neighborhoods are emerging as the new favorite for today's elite. Four out of the top five contracts took place below 14th Street with the second-highest contract, located at 601 Washington Street, asking $8.65 million. With that contract, only two penthouses listed for over $31 million remain on the market at the new condominium on the cusp of the West Village and Hudson Square.
