For the third full week in October, a total of 188 Manhattan closings were reported at an aggregate price of $261,189,876 and a median of $940K. The 84 condo deals came to a median price of $1.26 million, and the 102 co-op sales had a median price of $768K.

The top sale of the past week took place at the Aristotle Onassis-developed Olympic Tower on Fifth Avenue, where apartment #46C sold for $11 million. The second-highest sale wasn't far behind at $10.4 million, but was quite a bit further downtown - #PH51 at The Beekman Residences, located at the top of the new tower that rose next to the historic Temple Court. The New York Post identified the buyer as David Angelo, founder of advertising agency David&Goliath.

At the same time, a total of 16 contracts were signed at $4 million and above from October 19-25. Olshan Realty's market report notes that this is only two more than last week's number, but the total asking price sales volume perked up to $135,242,000.

New York City townhouses have enjoyed renewed appreciation of late, which came through in this week's contracts: Three of the contracts were for townhouses, and a Greenwich Village townhouse took the top spot with an asking price of $28.5 million. Listing broker Jeremy Stein of Sotheby's International Realty did not comment on the buyer, but he did mention that it sold in a three-way bidding war.

The top apartment contract of the past week was for an Upper East Side co-op with five bedrooms, five baths, and three private terraces. The unit had experienced price reductions since it was originally listed for $24.9 million in April 2019; nevertheless, the asking price of $15.45 million was good enough for the second-highest contract.
