Manhattan Sales:

  • The first full week of May 2022 was the strongest since the second week of January 2022 in recorded apartment sales, boasting $802.7 million worth of transactions across 348 condo, condop, and cooperative deals
  • 155 condo sales came to a median price of $1.925 million ($1,678 per square foot)
  • Seven condop sales came to a median price of $975K
  • 186 co-op sales came to a median price of $805K

The past week's top sale by far took place at 432 Park Avenue, where #82 closed for $70,500,000. The closing took place a few short weeks after the full-floor combination unit entered contract with an asking price of $79,000,000. While this comes in 10.8 percent below that last asking price, it is nevertheless the largest residential deal of 2022 (to date) and one of New York's largest real estate deals since the onset of the coronavirus pandemic.
A few blocks north, massive penthouses at 520 Park Avenue had the next-highest sales with closing prices of $35,215,875 and $28,250,000. The highest-priced sale west of Fifth Avenue also took place on Billionaires' Row - a high-floor home at Central Park Tower closed for $28,074,875.

Manhattan Contracts:

  • From May 2-8, 2022, a total of 326 townhouses, condos, co-ops, and condops entered contract
  • The average time on the market was 87 days
  • The total sticker price sum came to $655.2 million, and the median last asking price came to $1.295 million
  • There were a total of 160 condo deals came to a total of $395 million. They came to a median asking price of $1.69 million and spent an average of 102 days on the market
  • The 8 condop deals came to a total of $8.6 million and a median last asking price of $833K. They spent an average of 91 days on the market
  • The 149 co-op deals aggregated to $195 million and came to a median last asking price of $899K. They spent an average of 62 days on the market
  • Six townhouse deals came to a total of $43.4 million and a median last asking price of $7.88 million. They spent an average of 622 days on the market

Last week saw a large number of apartment and townhouse contracts priced $4 million and up. However, for all the large number of luxury contracts, none of them were priced over $10 million. Olshan Realty's market report observed that that is the first time this has happened since the week of September 28, 2020.

The top contract was a tie between two apartments asking $9,250,000. The penthouse at The Park Loggia is a three-bedroom, three and a half-bath condo with a private loggia off the living room. Residence #5W at 601 Washington Street is a half-floor corner condo with three bedrooms and three and a half baths.
The second-highest contract price and top townhouse contract of the past week was 281 West 4th Street, a single-family townhouse dating back to 1869 and asking $9,100,000. A previous owner, identified as master photo retoucher Pascal Dangin (h/t 6sqft), sold it for $9.55 million in 2013. While the house retains all its 19th century charm on the outside, the interiors were beautifully renovated by Annabelle Selldorf.

950 Park Avenue was built by J.E.R. Carpenter in the early 1920s, or around the time New York's wealthiest were starting to get wooed out of their single-family mansions and into apartment buildings. Today it is still one of New York's most elegant cooperatives and continues to attract impresarios - Bippy Siegal, Modern Bank founder and Raycliff Capital founder and CEO, just bought an apartment in the building with his wife Jacqueline.

And he's out! Over five years after listing it, former Yankees pitcher and current sports commentator David Cone has offloaded his apartment in The Greenwich Lane for $8,300,000. When he relisted the apartment in April 2019, the New York Post noted that he paid $8.13 million for it.
