
It was a gloomy week on Wall Street after President Trump announced “dollar-for-dollar reciprocal tariffs” on 90 nations he deems trade threats—a move that sent stock prices down and had economists predicting higher consumer prices (and possibly a recession) both at home and abroad. Not even New York City’s housing market could dodge the impact, as many potential buyers pressed pause on major purchases while waiting for the tariff-induced dust to settle.
Typically, the busiest months in the city—March and April—are off to a rather average start. Manhattan recorded 248 new contracts for the week, mirroring the previous week’s numbers, but the total dollar volume plunged by 38%. Super-luxury deals (those over $4 million) were particularly soft, with the number of transactions nearly halved week-over-week to 27. Granted, last week saw the best week for the super-luxury market since December 2021, according to Olshan Realty's weekly report.

Despite the overall slowdown in dollar volume, over $450 million worth of residential properties likely found their buyers. Pre-war co-ops and East Side properties remained resilient, with seven of the top ten deals of the week occurring on Manhattan’s East Side.
Homes in Carnegie Hill took the top two spots of the week. Leading the pack was a sprawling six-bedroom co-op at 1010 Fifth Avenue — located directly across from the Metropolitan Museum of Art — in an Italian Renaissance–style building completed in 1928 that has counted notable figures such as former New York Times publisher Arthur Sulzberger among its residents.
Meanwhile, a few blocks northeast on Third Avenue, the top condo sale took place at 180 East 88th Street, a property developed and designed by DDG. The building is famous for a triplex penthouse once featured on HBO’s Succession. This nearly 3,800-square-foot pad is a few floors down and boasts a double-height great room (with a soaring 28'-8" ceiling), a gallery, a windowed kitchen and primary bath, and breathtaking views of Central Park and the Manhattan skyline.
Arguably, the most spectacular spread to fall into contract was the 3,000-square-foot penthouse at The Campanile in Beekman Place. Perched near the ornate crown of the Venetian-Gothic-styled structure, the penthouse is accessed via a private elevator, spans two levels, and offers over 2,000 square feet of wraparound terraces. As the listing notes with a wink to the past, The Campanile—completed in 1927 during the so-called Great Gatsby era—has played host to celebrities and titans of industry, once even sheltering a speakeasy during Prohibition (and, at one point, the Mayfair Yacht Club).

Elsewhere, other notable transactions included a high-floor sponsor deal at 255 East 77th Street, where the building—despite being only halfway up—is already about 75% sold. Downtown, the highest condo sale came from a resale duplex at The Woolworth Tower Residences. This property, which had been on and off the market since summer 2023, saw its sticker price drop from $9.95 million to $7.995 million before finally finding a buyer. In a twist that reads like a movie plot, it was sold by sponsor Steve Witkoff—who is now serving as the United States’ Special Envoy to the Middle East under the Trump administration.
On the mid-tier front, renovated condos at 155 West 68th Street on the Upper West Side and a newly-opened condo at Kip Bay’s 609 Second Avenue each tallied four contracts—the best showings for any single building that week. West Chelsea also had a strong performance, with developments like Caledonia, One High Line, and 517 West 29th Street each logging two sales. Additionally, The Ainsley—a newly launched condo in Park Slope off Fourth Avenue—netted three deals, including a two-bedroom penthouse last listed for $2.295 million.
