Condo Prices Rise Most in Midtown East & Greenwich Village

Midtown East saw the greatest appreciation in condo prices of all Manhattan neighborhoods last month, according to the CityRealty July Monthly Report. Greenwich Village saw the second-highest price appreciation.

The price/ft² in Midtown East last month was $3,561/ft², compared to $2,578/ft² the prior month, a month-over-month increase of 28%. Prices in the neighborhood were bolstered by big-ticket sales in 432 Park Avenue and 252 East 57th Street.

The neighborhood with the greatest month-over-month decrease in average price/ft² was Central Park West, were condo closings averaged $1,770/ft² last month, compared to $2,440/ft² the prior month. The decrease followed after the prior month had seen pricey Central Park West closings in buildings such as Time Warner Center and 15 Central Park West.
