Midtown East saw the greatest appreciation in condo prices of all Manhattan neighborhoods last month, according to the CityRealty July Monthly Report. Greenwich Village saw the second-highest price appreciation.
The price/ft2 in Midtown East last month was $3,561/ft2, compared to $2,578/ft2 the prior month, a month-over-month increase of 28%. Prices in the neighborhood were bolstered by big-ticket sales in 432 Park Avenue and 252 East 57th Street.

The price/ft2 in Greenwich Village last month, meanwhile, was
$2,570/ft2, compared to $1,898/ft2 the prior month, a month-over-month increase of 26%. The priciest sale in the neighborhood last month was a penthouse closing at the Greenwich Lane, which sold for $15.8 million and $4,534/ft2.
The neighborhood with the greatest month-over-month decrease in average price/ft2 was Central Park West, were condo closings averaged $1,770/ft2 last month, compared to $2,440/ft2 the prior month. The decrease followed after the prior month had seen pricey Central Park West closings in buildings such as Time Warner Center and 15 Central Park West.
