Nearly $370 million worth of closings were recorded in Manhattan for the week ending on April 5, 2024. Among them were a Cape Cod-style penthouse in the East Village which closed nearly $1 million under its last asking price, a custom Soho loft featured in Architectural Digest, and the penthouse crowning new development condo 142Flatiron. The highest-priced sales and a full chart of last week's sales may be found below.
200 Amsterdam Avenue's superlatives include tallest building in its Lincoln Center neighborhood, home to one of the Upper West Side's highest contracts of 2024 (it has since been unseated as the highest by an apartment at 50 West 66th Street), and most recently, home of the top sale for the first week of April 2024. Residence #43A closed for an even $20,000,000 for the highest-priced sale by a comfortable margin. Features include an open-plan living room, an eat-in kitchen with breakfast nook, a primary suite with double exposures and private wet bar, three secondary bedrooms with en suite bathrooms, and a large terrace facing Central Park.
200 Amsterdam notwithstanding, last week was a good time for Downtown Manhattan, where four of last week's top five sales took place. The second-highest was for the full-floor Residence #7A at 27 Wooster Street, which sold for $17,821,542. While slightly below the $18,950,000 asking price when it entered contract in February 2024, the seller, identified in public records only through a trust, nevertheless makes a profit, having bought it for $16,801,125 in March 2016.
Soho loft with original columns 47 Mercer Street, #2 (Compass)
27 Wooster Street is a relatively new development boutique condominium, but the lofts that shot Soho to prominence have not been forgotten: The week's fourth-highest sale was for the full second floor of factory-turned-condominium 47 Mercer Street, which closed for $11,500,000. Seller Wesley Vultaggio, co-owner/creative director of Arizona Beverages, teamed up with Studio MBM founder Maurizio Bianchi Mattioli on an update that made the most of original features like 16-foot ceilings and Corinthian-style columns. The result was featured in Architectural Digest in January 2023 but listed a few months later.

Mr. Vultaggio's next move was not available, but the Architectural Digest profile indicates that he and husband Michael McCarty are planning to have kids; the move may be in preparation for that. The buyer is identified as Soho Dojo Casa House, LLC in an apparent nod to the Barbie movie.
142 West 19th Street
In another Downtown coup, the penthouse at boutique condominium 142Flatiron closed for $3,200,000, coming in only $100K under ask and coming in less than five months after it hit the market. Buyer Flaco Owl LLC will enjoy direct elevator entry, a chef-caliber kitchen, excellent separation of living and sleeping quarters, and a private roof terrace. With this transaction, there is only one unit remaining on the market, a fourth-story floor-through residence asking $2,975,000.
Also of note last week, public records indicate that the Tribeca townhouse of acclaimed architect Thierry Despont sold for $14,499,900. 182 Franklin Street was built in 1915 as a store and loft building, and its tenants included two cheese shops. Decades later, Mr. Despont converted it to a single-family home with a full-floor Great Room, a full-floor primary suite with dressing room and sauna, and a first-floor art studio where he liked to paint and sculpt at the end of the day.

The townhouse was listed for $25 million in October 2021 and entered contract with a $19,500,000 asking price in January 2024, less than six months after Mr. Despont's death. It is not clear how much he paid for it in the mid-1990s.
