From February 2-8, 2026, 164 residential contracts were signed in Manhattan, holding steady week over week. The first full week of February 2026 was marked by bone-chilling temperatures in New York City, but it was a hot week for Manhattan's luxury market with 41 listings asking over $3.9 million, the highest weekly total of 2026 to date, and fourteen of the twenty highest-priced contracts asking over $10 million. This had the effect of driving up the aggregate dollar amount closer to $600 million.

The highest-priced contract of the week was signed at Billionaires' Row supertall 432 Park Avenue. Residence #78 entered contract with a $59.9 million ask and reportedly closed immediately after for $52.5 million. However, this sale has not yet been recorded by the city.
Residence #78 represents two units once owned by Harry Macklowe, one of the supertall's developers, with the option to combine them into a full-floor home. Residence #78B has been fully renovated and customized with features like a custom blue glass bathtub; Residence #78A was originally intended for his ex-wife, but she never moved in and it remains unfinished. Developer CIM Group foreclosed on Mr. Macklowe in 2023, and the most recent buyer has been identified only as another resident of 432 Park Avenue.
In Brooklyn, Penthouse B at Olympia, DUMBO's tallest building, entered contract with an asking price of $17.5 million, the borough's highest-priced contract of the week by far and the fourth-highest signed in all of New York City. This represents both the second-highest asking price for a condo in Brooklyn and the highest on a price per square foot basis ($3,551 per square foot).

The penthouse was featured in Spike Lee's thriller Highest 2 Lowest as the home of Denzel Washington's music mogul character, and early scenes in the film show him looking out at skyline views from the penthouse. Production designer Mark Friedberg told Curbed that his team considered condos in Billionaires' Row and the Financial District for the film's setting, but ultimately chose Olympia between the character's economic standing and Mr. Lee's Brooklyn background. Several interior scenes were shot on a soundstage so as not to disrupt daily life in the building, and they capture both the scale of the living area and the views from the terrace.
Both 432 Park Avenue and Olympia are open for immediate occupancy. However, two of the buildings that commanded some of the highest-priced contracts of the week will not be delivered for months yet, but are located in some of Manhattan's most coveted neighborhoods. Residence #4N at 140 Jane Street entered contract with a $27 million ask, the week's top Downtown contract and second-highest overall. A floor plan for the half-floor home shows an expansive corner Great Room, an open kitchen with center island, a glassy conservatory, an ultra-private primary suite with a pair of dressing rooms and home office, and en suite baths in all the secondary bedrooms.
With this contract, 140 Jane Street is over 85% sold. The building represents a rare new construction building on a cobblestone street in the West Village, and completion is estimated for later this year.
On the Upper East Side, four contracts were signed at the forthcoming 1122 Madison Avenue, bringing the 26-unit building to 50% sold in less than a month, with many of the three- and four-bedroom apartments in the building now spoken for. The uppermost levels house a collection of floor-through units and a penthouse with libraries, home offices, and private terraces overlooking Central Park; however, these have not yet been publicly listed. Completion of this building is estimated for fall 2027.
