According to The Real Deal, Moinian purchased the property for $5.9 million in 2004. Permit filings show that CetraRuddy will be the architects and the structure will encompass nearly 180,000 square feet of gross floor area. A zoning diagram was filed last week, giving us our first glimpse of how the structure will be massed. The building will hold tightly to its three streetwalls and have a staggered setbacks beginning at the tenth floor. Amenities will include a fitness center, several outdoor communal spaces, a rooftop deck, lounge and bike storage. The Moinian Group has several projects in development on the west side that include Sky across the street at 605 West 42nd Street, 3 Hudson Boulevard and 220 Eleventh Avenue that was recently revealed to be designed by Zaha Hadid.
Two blocks north at Eleventh & West 45th Street, the building that houses the Pom Pom Diner may be razed to make way for another residential development. A rendering posted on SWA Architecture's website shows a glass covered building with balconies.
