Several blocks southeast of the J-M's Flushing Avenue station, a modest rental building at 34 Belvedere Street is preparing to rise. Permits filed late last year, and approved in April, reveal a narrow 4-story, 8-unit building that replaces a vacant lot between Broadway and Beaver streets in Bushwick. Permits list Diego B. Aguilera Architects P.C. as the applicants of record, and a rendering of the proposed project, shown above, was posted on Samuel Wieder Associates' Instagram feed. The owner of the site is listed as David Grunfeld. The most recent property transaction shows the building was picked up by GW Belvedere LLC for $1.237 million earlier this year.

As per the rendering, the design will be composed of a mixture of various facade elements including wood, with light and dark-colored masonry sections.The two upper floors will have balconies and there will also be a rooftop terrace. According to the approved permit, the project will encompass 7,400 square feet of gross floor area and floors 1-3 will each host 2 dwelling units, and the 4th level has a setback that will house a single duplex penthouse.
The building is just southwest of the multi-block Rheingold Brewery redevelopment which includes ODA's dazzling new projects, 10 Montieth Street and 123 Melrose Street.
