Permits for a new Prospect Lefferts Gardens residential building at 235 Hawthorne Street were filed in 2015 and called for nine stories and 16 units. Flash forward two years and the project is now under construction. A rendering has also surfaced, courtesy of Boss Associates and Isaac Stern Architects. Earl Roberts, representing an anonymous LLC, is listed as the owner.

Residential space will occupy a total of 17,598 square feet, with each unit averaging a substantial 1,099 square feet, indicative of condos. The building will be one of many new ground-up condominiums to come to the "last affordable Brooklyn neighborhood with park views" (NY Post), including 2100 Bedford Avenue and Hello Lenox.

While 235 Hawthorne is not considered tall by Manhattan standards, the nine-story building will tower over the area's low-rise brick buildings and row houses. The condo will offer quite a few amenities: residential storage, bike storage, a laundry room, on-site parking, private balconies, two recreational spaces in the cellar and first floor, and a roof deck. Apartments will occupy floors 2-9 with mostly two apartments per floot.
