The path to constructing condos at 99 Morningside Avenue in Harlem has not been an easy one. Permits filed back in 2014 called for a ground-up 11-story, 22-unit residential building as well as the demolition of existing structures on the site, including St. Luke Baptist Church, which will have its new space within the future development's first three floors. Now, nearly three years later, construction site photos show the building is finally above street level. And this delay isn't totally unexpected since the site has received multiple DOB violations and its painstaking foundation work has affected neighboring buildings - particularly the 4-story brownstone it wraps around.
It seems like developers Azimuth Development Group and the "holdout" brownstone family decided to keep it friendly, according to a NY Times article published last year. The family adopted a "if you can't beat 'em, join 'em" mentality and sold the developers their air rights. The new building's lower floors will not have windows facing the brownstone, and any damage done to the house will be covered by the developer.

As for project details; the imminent building will contain 7,761 square feet of community space for the church and 36,301 square feet of residential space, meaning apartments will average a spacious 1,650 square feet apiece. The condo units will range from one to four bedrooms and feature in-unit washer/dryers. As per Aufgang Architects, the firm behind the design of the building, some rooms will have over a dozen windows to "enhance the feeling of living within nature."

Amenities will include bike storage, a package room, lounge/lobby, and fitness center. There will also be a number of cascading private terraces and a roof deck, offering views of Morningside Park located across the street.
