Ian Schrager’s new development at 160 Leroy Street has just erected its massive tower crane. The crane will facilitate the building's 13-story climb from its full block site between Leroy and Clarckson streets along Hudson River Park. The undulating building is being developed in collaboration with the Vector Group and the Witkoff Group, and will ultimately bring 49 condos to the West Village upon expected completion next year.
The average price per square foot for a condo at 160 Leroy is $3,298. Current availabilities include a 1-bedroom for $3.1 million, two 2-bedrooms starting from $4.55 million, a 3-bedroom for $6.3 million, three 4-bedrooms starting from $10.75 million, a 4-bedroom penthouse for $29.5 million, and a 5-bedroom penthouse for $48.5 million. There are twenty-three units already in contract.
Schrager tapped Swiss architecture firm Herzog & de Meuron to design the mid-rise, following success with the architecture firm in the past. Their previous collaborations include 40 Bond and 215 Chrystie, and the renowned firm also designed the highly successful 56 Leonard as well. In departure from the typical New York City grid-like geometry, the building will feature a curvaceous design that will ripple alongside the West Side Highway. The mid-rise will be clad in exposed light-colored concrete and feature many floor-to-ceiling inset windows with awnings. The façade that moves in large, gentle waves will offer residents sight lines in more directions, and the building will ultimately wrap around a gorgeous 9,750-square-foot internal courtyard designed by Madison Cox Associates. This green and calm space will feature large weeping willows, designed as an inner sanctuary away from the busy city.
Inside, residences will be designed by Ian Schrager’s in-house design team. Homes will feature larch wood wide plank flooring, cabinetry, and wall paneling. Bulthaup kitchens will includes Siven white marble countertops and backsplashes, and some homes will be complete with a “larder,” a smaller kitchen designed as a food prep area. Spacious layouts and 11-foot-13-inch ceilings will offer residents a large and comfortable living experience. The top floor penthouse will be devoted to a 12,000-square-foot residence with roughly 7,500 square feet of outdoor space and a private pool.
Situated in the West Village, 160 Leroy will be a true upgrade for the site, which previously hosted a carwash, a strip club, and auto repair shops. For reference, there are currently 138 condos for sale in the West Village for a median price of $5.995 million, or $2,904 per square foot. The average closing price for a condo in the area in September was $2,381 per square foot, comparatively close to last September’s average closing price of $2,334.
