Valyrian Capital and Ajax Partners have topped off construction on their boutique condominium development at 54 MacDougal Street. Tucked away on a quiet block within the recently landmarked Sullivan-Thompson Historic District in western Soho, the new 6-story structure will hold three full-floor units topped by a massive triplex apartment.
To the dismay of local preservationists, in 2013 a more than 200-year-old townhouse was demolished to make way for the development. To make up for the loss, the team crafted a design that would become a charming fit for its pre-war and low-scale surroundings. The façade is composed of intricate brickwork frames and black-iron railings and balconies. The 55-foot height of the project is also in line with its walk-up neighbors.

The project lies at the edge of the newly created Sullivan-Thompson Historic District. Late last year, the city approved it as the third and final phase of the South Village Historic District, making it the 140th historic district in the city. Comprised of buildings mostly from the early 19th through early 20th century, its blocks hosted waves of immigrants who made their homes in the mix of tenements structures and Federal/Greek Revival-styled rowhouses.
