Just over four years ago, the Hudson Yards mega-development opened in a lavish ceremony with elected officials, the project's developers and designers, and luminaries like Anderson Cooper, Andra Day, and Big Bird in attendance. Since then, there is little question that it has utterly transformed this section of Midtown West with its glittering towers and new retail, culinary, and cultural offerings. A veritable building boomlet has taken place on surrounding streets, and the opening of Moynihan Train Hall and the forthcoming High Line extension will only bring further attention to the area.

But while local listings tout proximity to Hudson Yards in their copy, the luxury condos within the development itself face stiff competition from Billionaires' Row supertalls, rare Tribeca lofts, and prestigious Upper East Side cooperatives as "it" buildings and signs of success for New York's luxury buyers. Last week, five sponsor units at 35 Hudson Yards, the taller of the two condominiums, experienced price reductions.

The apartments at 35 Hudson Yards were among the 278 sales listings across New York City that experienced price cuts from March 22-28, 2023. A selection of notable listings may be seen below.
