The Upper East Side has long been associated with stately prewar apartment houses, Park and Fifth Avenue addresses, and some of New York City's most established residential streets. But the neighborhood may be entering an important new phase. Gothamist found that the Upper East Side has added only about 1,900 net new housing units over the past 15 years, despite significant development, and the neighborhood could soon be subject to a faster approval processintended to spur more housing and more affordable apartments.
With new supply scarce, Upper East Side rents are among the highest in the city. The building stock ranges from older doorman buildings and renovated postwar towers to a sprinkling of new ultra-luxury rentals. The neighborhood is prized for its full-service buildings, proximity to Central Park and the East River, strong transit access to business districts, cultural institutions along Museum Mile, and Madison Avenue shopping.

The neighborhood is also more varied than most give it credit for. Carnegie Hill and the avenues closest to Central Park are home to Museum Mile and some of Manhattan's most beautiful prewar architecture, while Lenox Hill combines residential blocks of townhouses and towers with convenient access to Midtown. Farther east, Yorkville has become attractive to renters searching for value and wanting to be near Carl Schurz Park, Asphalt Green and the East River Esplanade. The Second Avenue Subway has also made the eastern blocks considerably more convenient, with the Q train augmenting the 4/5/6 lines on Lexington Avenue.
Apartment choices are as diverse as the blocks themselves. Rental inventory ranges from walk-up studios to sprawling apartments in doorman buildings with white-glove service. High-floor units often boast views of Central Park, the East River and the Midtown skyline.

Like everywhere else in the city, recent rental development has raised the amenity bar. New and newly renovated rental buildings such as Maison 78, The Langdon, The Serrano and 501 East 74th Street offer coworking spaces, children's playrooms, screening and game rooms, rooftop lounges, landscaped terraces and increasingly elaborate gyms. The Langdon even includes a multipurpose sports court, despite having just 45 units. At 85 East End Avenue, a renovated postwar building designed by Emery Roth & Sons, renters benefit from a quiet location near the East River and Carl Schurz Park. Its in-house amenities including a fitness center, resident lounge, work-from-home spaces, children's playroom and pet spa. Altogether, these repositioned buildings and new towers give the Upper East Side the kind of amenity-rich offerings more commonly found in the city's faster-developing neighborhoods.
As you'd expect, the UES is not cheap. The newest buildings, particularly those with larger two-, three- and four-bedroom homes, can command five-figure monthly rents. However, many of these apartments offer generous layouts, extensive building services and amenities, outdoor space, and proximity to Central Park or the East River esplanade. For renters weighing the Upper East Side against trendier neighborhoods, the appeal at these price points is not having to choose between an established, storied neighborhood and a new sleek generation of rental housing.
