It's not even two full months into 2020, but the new decade is already off to an exciting start for Greenpoint Landing, the mega-development set to take a once-industrial section of the Brooklyn waterfront by storm. The second phase of the 10-tower, 22-acre master plan broke ground just before Thanksgiving last year. One Blue Slip is almost fully leased, and its nearest residential neighbor, 2 Blue Slip, celebrates its own leasing launch.
The collection of 421 studios through penthouses is reached through Latch’s keyless entry system. Upon arrival, residents are greeted by floor-to-ceiling windows looking out on sweeping skyline and river views. Interiors boast generous closet space, an in-unit washer/dryer, and sustainably finished hardwood floors throughout. Kitchens come equipped with quartz countertops, tile backsplash, and under-cabinet lighting. Baths are finished with porcelain tile flooring and Toto toilets.
Two Blue Slip’s generous suite of amenities offers opportunities for wellness and relaxation both inside and out. A terrace with grilling and lounge areas, as well as The Pool Club with its lounge and reservable cabanas, were designed to make the most of sweeping skyline views. Indoor amenities include a lounge with co-working space designed by Gachot Studios, and a two-story fitness center with TRX equipment and a spin studio. Residents also enjoy complimentary rides through Via, and nearby cafe Eleva is ideal for grabbing a specialty coffee or breakfast pastry on the way to work.
Thirty percent of units will be affordable, but details on the lottery are not yet available. Nor are market-rate rents, but the surrounding area can offer some hints on that. The one unit available at One Blue Slip is a three-bedroom listed for $7,892/month. CityRealty listings show that Greenpoint’s median rent ranges from $2,150/month for one-bedrooms to $7,950/month for three-bedrooms.
Like all buildings in the Greenpoint Landing master plan, 2 Blue Slip was designed by Handel Architects in tribute to the industrial heritage of the site. It will sit directly adjacent to one acre of public open space designed by James Corner Field Operations to expand the existing waterfront esplanade and connect it to the newly renovated Newtown Barge Park. Upon completion, the site will bring a total of 5,500 new residential units, a portion of which will be affordable, along with a new K-8 public school.
