Rental deals across the Hudson: Luxury Jersey City rentals with free rent offers

For renters priced out of Manhattan or simply looking for more space, Jersey City continues to offer an increasingly varied alternative just across the Hudson. New towers around Journal Square are pairing fast PATH access with large amenity packages, waterfront buildings offer skyline views and established neighborhoods, and newer communities near Liberty State Park and the Hoboken border provide everything from park-side living to oversized industrial-style lofts.
Jersey City's growing supply of housing is also giving renters valuable leverage. Many of the city's new luxury rental buildings are currently offering free-rent concessions, with incentives ranging from one or two months to as much as four months free depending on the building and lease terms. AVIVA, for example, is offering up to four months free on longer leases, while The Greyson and Hudson House Collection are among the buildings offering substantial opening and seasonal incentives.

The buildings below also illustrate how different the Jersey City rental experience can be. AVIVA sits beside Liberty State Park; Hudson House Collection combines new high-rise apartments with adaptive-reuse lofts near Hoboken; Liberty Towers offers renovated waterfront residences and a new penthouse collection; and The Greyson brings a resort-like amenity package to a quieter street near the Journal Square PATH. For renters willing to cross the river, the current market offers not just lower effective rents, but a much broader choice of space, setting, commute, and lifestyle.
As with any concession, renters should look beyond the advertised net-effective rent. Free months are typically spread across the lease term for marketing purposes, while the actual monthly payment may be based on a higher gross rent. Lease length, move-in date, and apartment type can also determine which incentives apply, so prospective tenants should confirm the full terms with the leasing office before signing.

Residences range from studios to three-bedrooms and feature floor-to-ceiling windows, plank flooring, quartz countertops, soft-close cabinetry, stainless-steel appliances, and in-home washers and dryers. Many apartments look directly toward Liberty State Park, New York Harbor, the Statue of Liberty, and the Manhattan skyline, while select homes have private balconies or terraces. Net-effective rents start in the $2,200s, with opening incentives of up to two months free on 13-22 month leases and four months free on leases of 23 months or longer.
The amenity package is particularly extensive. Outdoor spaces include a rooftop pool and lounge, grilling stations, landscaped gardens, and a water garden overlooking New York Harbor. Inside are a sky lounge with demonstration kitchen, fitness center with HIIT studio, co-working areas with private offices and a conference room, playroom, and pet salon, along with 24-hour concierge service, bike and storage facilities, and garage parking with EV charging. Liberty Towers has also introduced a limited Penthouse Collection on its highest floors, with custom walnut kitchens, waterfall-edge Caesarstone counters, matte black fixtures, floor-to-ceiling windows, and expansive Hudson River and Manhattan views.
The recently renovated amenity package is unusually broad, with a rooftop pool and cabanas, health club, dedicated yoga, spin and boxing studios, golf simulator, coworking area, game parlor, artisan room, and children's playroom.
