Williamsburg listings have touted Manhattan riverfront vistas for quite some time, but the neighborhood’s own waterfront has undergone quite a transformation in the past few years. Smorgasburg, “the Woodstock of eating,” originated in East River State Park in 2011; more recently, Domino Park was honored at the 2020 AIA New York Design Awards.
Between the two parks, The Kent House has taken shape at 187 Kent Avenue. Construction topped out at seven stories high in fall 2018, and work recently wound up on a design by Input Creative Studio. The brick facade, dramatic arches, and industrial-inspired interiors nod to Williamsburg’s history. While its retail tenant is to be determined, Trader Joe’s will be the anchor tenant at 200 Kent Avenue, a commercial building that topped out across the street in June 2019.

The Kent House has just launched leasing on its 96 units, all of which have expansive living space, hardwood floors, and in-unit washer/dryers. The kitchens come outfitted with custom Italian cabinetry, quartz countertops, and stainless steel appliances. The baths are finished with custom Italian cabinetry as well.

Select units have private terraces overlooking spectacular waterfront views, and all residents have access to amenities like virtual doorman service, a mail/package room, a fitness center, a media room, a roof deck, a co-working lounge, an outdoor terrace, a bike room, and parking. In addition to being across the street from the future Trader Joe’s, existing retail locations include J. Crew, McNally Jackson Books, SoulCycle, and other stores and services that were part of Williamsburg’s recent retail renaissance. The Bedford Avenue L stop is within walking distance, but the North Williamsburg ferry stop is closer.
A two-bedroom apartment is listed for $6,500/month, and three-bedrooms start at $6,083/month. All prices are net effective to reflect a concession of two months free rent on a 12-month lease. Nevertheless, CityRealty listings show that this is still nearly one and a half times the median price of $4,550/month for similarly sized Williamsburg units. See more Williamsburg listings here.
