22 Mercer Street is a handsome 1860 red brick and cast-iron former printing house converted to a 16-unit boutique condominium in 2008 by Property Markets Group. TRS Studio Architecture PLLC, with principal Caterina Roiatti, designed the conversion, while John Hummel & Associates handled interior renovations. The five story building sits on a historic cobblestone street in the SoHo Cast Iron Historic District and is one of the few full service doorman buildings in the neighborhood. Amenities include a full time doorman, superintendent (weekdays), private storage units, and a landscaped common roof terrace. The building is pet friendly and welcomes investors, international buyers, and pied-Ă -terre purchases. Reality television personality Bethenny Frankel has lived in the building.

The 16 residences feature soaring 11.5-to-13-foot ceilings, oversized arched windows with original details, walnut hardwood floors, and wood burning fireplaces carved from Italian marble. Kitchens were designed by German firm Bulthaup and include Sub-Zero refrigerators, Gaggenau cooktops and hoods, Miele ovens and dishwashers, custom cabinetry, and expansive islands ideal for entertaining. Bathrooms are appointed with floor-to-ceiling Carrara marble, Duravit soaking tubs and fixtures, steam showers with body jets, and double sink vanities. Most units include in-unit Miele washers and dryers, central air conditioning, built in sound systems, and private basement storage.

Apartments typically feature exceptionally long entry foyers (ranging from 53 to 96 feet in some units), with living rooms spanning 25 to 42 feet and accommodating multiple seating areas and formal dining. Original cast iron columns punctuate the open layouts. The two three bedroom penthouses (C and D) offer dramatic multi-level living with 42 foot long great rooms, fireplaces, and terraces on both middle levels (21 feet wide) and top levels (36 feet long). Select units, including Apartment 4D, enjoy rare open sky views over Broadway. The building maintains a minimalist 100 foot long lobby with atriums, ground floor retail with a dark metal façade, and setback modern top floors that contrast elegantly with the historic red brick below.
