Less than a month after a $52 million sale at 150 Charles Street, another penthouse in the building had the top sale by far: Penthouse B, which sold in an off-market deal, closed for $38,500,000. The most recent buyer and seller conducted the transaction through LLCs, but The Real Deal noted that it once belonged to real estate developer Steve Witkoff, who bought it for $24 million in 2016 and sold it to an unidentified buyer for $32 million. The publication also noted that the penthouse has five bedrooms, five baths, and over 2,500 square feet of private outdoor space.
Also downtown, Eleven Madison Park owner Daniel Humm had the top co-op sale with his penthouse at 40 Fifth Avenue, which he sold for $17,000,000 in an off-market deal just over two years after he bought it from Chipotle co-founder M. Steven Ells for $14,500,000. Public records list the buyer as Randolph Lerner, investor and former owner of the Los Angeles Rams and Aston Villa F.C.

Mr. Lurie was the only owner of the three-bedroom apartment, which he bought from the sponsor for $11,500,000 in 2008 and later customized with walls of glass to make the most of the views of Central Park. The apartment was listed following his death in June 2022, and his daughter, Danielle Lurie of Compass, had the listing. The buyer conducted the transaction through an LLC.
Condos on Billionaires' Row rounded out the top five sales. Apartment #63E, a high-floor three-bedroom at Central Park Tower closed for $16,591,438. It was closely trailed by a full-floor tower residence at 111 West 57th Street that closed for $13,600,000. The purchasers of both sponsor units conducted the transactions through LLCs.
