Well-managed West Village co-op featuring spacious apartments with modern kitchens and private outdoor spaces near Hudson River Park. Financially sound building with low maintenance, landscaped gardens, and easy board approval in Manhattan's most sought-after neighborhood.
West Village Houses is a 1975 post-war cooperative organized as a 42 building, low-rise complex bounded by Bank, Morton, Washington, and West Streets. At 636 Washington Street, the five story building contains 32 apartments, with two residences on each floor.
A recurring layout places the living area toward Washington Street and bedrooms at the rear, facing interior courtyards. Living and dining spaces are generally generously proportioned. The most distinctive configuration is an upper penthouse duplex that divides its bedrooms between two levels and places a mezzanine office above a living room with a 16 foot ceiling.
The complex has landscaped gardens at six sites, along with shared laundry rooms, bicycle storage, an on-site managing agent, and a live-in superintendent. Pets are permitted, as is subletting under the co-op’s rules, while pied-à-terre ownership is not allowed.
Hudson River Park is one block west, with waterfront paths, tennis courts, dog runs, and piers. The West 4th Street Washington Square station, served by the A, C, E, B, D, F, and M trains, is also within walking distance.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
