The Yosemite at 550 Park Avenue, designed by celebrated architect J.E.R. Carpenter in 1917, is a distinguished pre-war cooperative occupying the southwest corner at 62nd Street. The 17-story building contains just 32 apartments, reflecting the grand scale of early 20th century luxury residential architecture. The limestone and buff brown brick building features distinctive architectural elements including iron balconies, decorative panels, and a pronounced cornice.
The apartments are characterized by their impressive proportions, with ceiling heights reaching 11 feet, herringbone walnut floors, and oversized windows offering various exposures. Many residences feature wood-burning fireplaces, formal dining rooms, libraries, and private elevator landings. The building's original layouts showcase the elegant circulation patterns typical of Golden Age architecture.
Notable past residents have included August Belmont, the subway system financier; Diana Vreeland, the legendary Vogue editor; and Kathryn Bache Miller, widow of theatrical producer Gilbert Miller. The full-service building maintains a concierge, doorman, part-time elevator operator, and basement storage. The co-op permits 50% financing and allows pets, with a 3% flip tax paid by purchasers.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
