August 2025 saw nearly 800 residential contracts signed in Manhattan, making it the strongest August for contract activity since the pandemic. CityRealty figures show that this is especially striking given the dwindling number of major new development condos, limited availability in some of the city's most prestigious prewar cooperatives, and somewhat low inventory overall (just over 7,100 sales listings in core New York City areas as of this writing).

During this time, fewer than 100 units experienced price reductions from August 26 - September 1, 2025. A selection of notable listings, as well as a full chart of last week's price cuts, may be seen below. Please be advised that all quoted figures reflect cumulative price cuts as opposed to the most recent reductions.
