In recent weeks, Manhattan's top sales have largely been dominated by apartments in dizzying new supertalls or edgy buildings in newly hip Downtown neighborhoods. But for the week ending May 10, 2024, classic uptown elegance reigned supreme among Manhattan's top sales. Upper East Side listings ranked among four of the five top sales, which were rounded out by an apartment on Central Park West.
Football season is over, but it has nevertheless been a busy spring for New England Patriots owner Robert Kraft: Less than a month after an entity tied to him bought $34 million in real estate at 220 Central Park South, public records indicate that he has sold his apartment at The Plaza for $22,500,000 in the highest sale of the week. The Wall Street Journal announced the sale and noted that Mr. Kraft purchased the eleventh-floor apartment for $14.74 million in 2007.
As Mr. Kraft's apartment was not publicly listed, few details about it are available. However, we can say that this sale is among the highest recorded at The Plaza since 2017, second only to a $65.8 million sale recorded in fall 2023. Additionally, at $7,038 per square foot, it is the fourth-highest ever sold in the building.
The Wall Street Journal noted that while apartments at The Plaza have drawn bold-faced names beyond Mr. Kraft, the building has lost some of its luster over the years in the face of increased competition. While The Plaza remains popular with pied-a-terre buyers, newer and more luxurious options like Aman New York Residences, Mandarin Oriental Residences Fifth Avenue, and ONE11 Residences have stolen some of its thunder.

Residence #28B in the building closed for an even $14,000,000 -- down 11% from when it entered contract in January 2024, but still good enough for the top sale on the West Side and fourth-highest overall. Indeed, it was a good week for the Robert A.M. Stern Architects-designed building -- a total of $27,275,000 across three sales was recorded last week.
