As October 2023 drew to a close and November 2023 began, Fifth Avenue apartments put on an impressive showing in Manhattan's most expensive luxury contracts and accounted for three of the top five sales. Notable among them was #1109 at The Plaza, which closed for $65,835,099 in what appears to have been an off-market deal. When The Real Deal announced the sale of the 12,000-square-foot apartment, it noted that it last sold for $45 million in 2008; and, that not only was it the highest-priced sale to close in the building, but it was also one of the most expensive deals to close in 2023, coming in behind apartments at 220 Central Park South on Billionaires' Row and The Bellemont in Carnegie Hill. It also squeaked in just ahead of the $65.6 million sale at 432 Park Avenue, which closed last week.
The apartment at The Plaza had the top sale by an extremely comfortable margin. The second-highest sale, and the top co-op sale of the week, was for #2ABC at 1016 Fifth Avenue, which came in at $28,250,000 a few short weeks after entering contract with a $29,500,000 ask. It has been on and off the market since December 2021, when it was listed for $37 million, but the sellers, hedge fund executive Paul Orlin and his wife Victoria Orlin, nevertheless stand to make a profit, having paid $8.9 million for #2AB in 2009 and $2.85 million for #2C the next year. The buyer is listed as investment executive Michael Gross.
