From January 28 - February 3, 2025, about 180 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. Several were located in highly desirable New York neighborhoods, albeit some that might have more available units than interested buyers at the current price points.
As an example, the price cuts included two units at 70 Charlton Street, a condominium located in the heart of what is now known as Hudson Square. Google's new headquarters at St. John's Terminal opened in February 2024, and Disney's new Downtown headquarters opened in December 2024. The area has also seen an influx of residential development, but 70 Charlton Street was an earlier entrant.

Further uptown, the final availability at the Selldorf Architects-designed Park House Chelsea also had its price reduced. This duplex penthouse features direct elevator access, a large living room with gas fireplace, excellent privacy between living and sleeping space, and not one but two private terraces -- one off the living room, one private roof terrace with outdoor fireplace.

But for all these perks, Park House Chelsea is located in a competitive market with taller, flashier buildings offering extensive amenity packages, and remains one unit short of sellout. The penthouse was listed for $9.495 million in January 2024, and the price has slowly dropped since then. The most recent price cut brings it down to $8.5 million.
