Overview of 1070 Park Avenue

Completed in 1928 and designed by the prolific architectural firm Schwartz & Gross, 1070 Park Avenue is a 16 story cooperative on the southwest corner of 88th Street in Carnegie Hill. The building showcases neo-Venetian Gothic architecture with exuberant detailing including mythical creatures, carved limestone, triple ogee arches, and pinnacled iron elements that make it one of the more architecturally striking buildings on Park Avenue. Originally constructed with 72 apartments, the building was converted to a co-op in 1951 and now contains 86 units, having been expanded during the conversion process.

The building offers classic prewar luxury with some apartments featuring 10 foot beamed ceilings, wood burning fireplaces, herringbone hardwood floors, and gracious proportions typical of the era. Most units are configured as classic sixes and sevens with long entrance galleries, formal dining rooms, windowed kitchens, and maids' rooms that are often converted to home offices or staff quarters. Many apartments have been extensively renovated while preserving original architectural details, and some units include private storage that transfers with the apartment.

1070 Park Avenue provides 24 hour doorman service, a live-in superintendent, fitness center, half basketball court, bicycle room, and central laundry facilities. Located just two blocks from Central Park, residents enjoy proximity to world class cultural institutions, boutique shopping on Madison Avenue, and exceptional dining options that define the Carnegie Hill neighborhood.

The cooperative permits 50% financing and welcomes both pets and pied-à-terre ownership, though buyers are responsible for a 2% flip tax. With its combination of architectural distinction, prime location, comprehensive amenities, and flexible ownership policies, 1070 Park Avenue represents one of the more desirable full service prewar buildings in the Carnegie Hill area of the Upper East Side.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
