As we go into February 2021, CityRealty listings show a total of 9,846 condos, co-ops, condops, and townhouses for sale throughout Manhattan, northern Brooklyn, western Queens, and parts of the Bronx. The median Manhattan condo price is up 4.2 percent from early January 2021 and comes in at $2,130,489, or $1,712 per square foot. Manhattan's median co-op price, though, has slid slightly from the beginning of last month to $876,766.

From January 27-February 2, 2021, a total of 305 sales listings had their prices reduced. This includes the live-work studio of Andy Warhol; while the Pop artist is famous for his downtown haunts, including 67 Vestry Street which is now being converted to a luxury condominium, he was a longtime Upper East Sider and had a studio residence at 216 East 75th Street in the 1950s when he began drawing advertising campaigns for various magazines, including Vogue and Harper's Bazaar; book jackets, and holiday greeting cards. Now, behind an unassuming brownstone facade, the apartment is on the market as a blank canvas to create a dream work-live residence. Following a substantial 25% price reduction to $899K, the unit is a touch more attainable for creative types.
