The Niagara at 1060 Park Avenue is a distinguished pre-war cooperative designed by renowned architect J.E.R. Carpenter and completed in 1924. The 14-story Colonial Revival building features distinctive Flemish-bond red brick construction with stone and terra cotta detailing, including decorative quoins, balconies, and carved panels. Its grand entrance on 87th Street showcases historic metal-and-glass doors flanked by carved stone panels, exemplifying the sophisticated architectural style of 1920s Park Avenue.
Originally containing 92 apartments, the building was converted to an 88-unit cooperative in 1974. The Niagara's apartments typically feature 10-foot ceilings and herringbone hardwood floors, with many units retaining their original pre-war details and wood-burning fireplaces. The building utilized Carpenter's innovative 'zoned apartment plan' that eliminated long hallways by grouping rooms strategically around an entrance hall.
The building has housed several notable residents throughout its history, including author Truman Capote (where Andy Warhol was known to wait outside), Chinese diplomat Hui-lan Koo, and artist Taber Sears, known for his murals in prominent New York churches and City Hall. The building initially featured the Maison de Lion restaurant on premises, which was later converted to medical offices.
Today, The Niagara operates as a full-service cooperative with a 24-hour doorman, resident manager, and modern amenities including a bike room, central laundry facilities, and available storage. The building permits pets and pied-a-terres, with financing allowed up to 50%. A 2.5% flip tax applies to purchases.
Situated in Carnegie Hill, the building enjoys a prime location just two blocks from Central Park and Museum Mile, including the Metropolitan Museum of Art and the Guggenheim. The area offers excellent access to public transportation, including the 86th Street subway station, and is surrounded by high-end shopping and dining options along Madison Avenue.

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.
By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
