To look at New York's top sales and contracts, one would think buyers couldn't get enough of enormous apartments and townhouses. That may be true of the city's uber-luxury buyers; however, a look at CityRealty data at all price points shows that Manhattan five-bedrooms sat on the market 80% longer before signing into contract than their two-bedroom counterparts. In 2022, five-bedrooms stayed on the market for an average of 183 days, as compared to two-bedrooms, which averaged 101 days.
It is too soon to say what could be driving the trend, but it should be noted that the rise in remote and hybrid work arrangements means that the city's workers do not necessarily have to live in Manhattan. The same may yet be the case for education; new research from Burbio, a company that tracks COVID-related education, shows that New York experienced the sharpest decline in school enrollment of any state. Some of this may be motivated by the rise of online education options, and others may be the results of people who traded in Manhattan living for a suburban house during the pandemic.
