Morgan Studios, the 1927 Art Deco co-op at 170 East 78th Street in Lenox Hill, was conceived as artists’ studios with unusually tall rooms and broad expanses of glass. The nine story, 38 apartment building has a red brick façade, a limestone base, and a limestone and gray marble entrance; many of its original multipaned windows remain. It became a cooperative in 1989, decades after its original use as artists’ residences.
Many living rooms have ceilings approaching 13 feet, oversized casement windows, and wood burning fireplaces, along with pre-war details such as beams and oak floors. Later apartment combinations have produced duplex and triplex layouts, several with entrances on more than one floor and rooms overlooking double-height living spaces. Windowed kitchens and in-unit laundry also recur, though the building’s defining interior features remain its ceiling heights, windows, and multilevel configurations.
The building has a full time doorman, a live-in resident manager, central laundry, and basement storage. It also stocks firewood for the apartments’ working fireplaces. Pets and pied-à-terre ownership are permitted with board approval, and notable residents have included actors David Duchovny and Tea Leoni.
Morgan Studios occupies a mid-block site between Lexington and Third Avenues on a street lined with 19th century row houses and other pre-war buildings. Central Park is about four avenue blocks west, while the 6 train stops at 77th Street and Lexington Avenue, one block south.
